The project
The Chalk Lane is a historic restoration by Gage Properties, turning a cherished local landmark into 21 homes in the heart of an Epsom Conservation Area — part conversion, part new build, with one, two, three and four-bedroom homes.
Historic conversions are the hardest schemes to plan. A building of this age gives you no repeating floor plates, service cores and corridors fixed where they have always been, and rooms proportioned for a hotel rather than for homes — so every apartment has to be resolved on its own terms, to the millimetre, before any of it can feel like a house.
The other half of the job is bringing the original character back. As at Broadwater House and Elliott House, the period features are what a buyer is really paying for, and the specification has to reflect the architecture rather than sit on top of it.
Layouts, and what they were worth
We were brought in early enough to influence the plans. Working with the client and the architect, we assessed the saleability and efficiency of every floor plan against the constraints of the existing layout, and reworked it.
That exercise added over 1,500 square feet of sellable space to the scheme. We also advised on the kitchen optimisations, which took more than £250,000 out of the cost. All of it before a single finish was chosen.
The show home
The interiors set a modern scheme inside a period envelope without either one apologising. Deep navy joinery, herringbone floors, brass and teal velvet, run against original cornice, panelled walls and the ironwork on the stair.
The identity
Chalk Lane Residences is set in a light script against a spaced serif. The line is contemporary country living.
The same identity runs across the brochure, the website and the hoarding that wrapped the site for the length of the build.
Results
The show home opened on launch weekend and nine of the 21 homes were reserved. That weekend was the last one before the country locked down.
