The project
Elliott House is a Build to Rent development by Grifo Developments, a client with whom we have worked across multiple BTR projects. The brief was a scheme where the interior design actively supports the operator’s commercial model: attracting residents, reducing void periods, and building the kind of loyalty that sustains long-term occupancy.
Build to Rent demands a different design logic from for-sale housing. The specification has to be durable enough to withstand turnover, refined enough to command premium rents, and distinctive enough to stand out in a competitive lettings market. Every material and every spatial decision was evaluated through that lens.
Elliott House is Grade II listed, built in 1899 as a convalescent home for railway workers, so the specification also had to reflect the architecture and stay in the background.
Designing for the operator model
We specified the apartment interiors with the operating model in mind — balancing aesthetic quality against commercial resilience, and selecting materials for longevity and ease of maintenance without losing the residential feel that attracts and keeps tenants.
The floor plans were unusually difficult to optimise. A listed building of this age offers no repeating floor plates and little freedom to move structure, so every apartment had to be resolved on its own while still maximising lettable area. Kitchens, bathrooms and living spaces were then held to a consistent standard so the scheme reads as one product.
An ongoing relationship
Elliott House established the foundation for an ongoing relationship with Grifo Developments that has since expanded to further BTR projects.
